How this calculator works
Ontario charges land transfer tax (LTT) on the portion of the purchase price within each band: 0.5% up to $55,000, 1.0% from $55,000 to $250,000, 1.5% to $400,000, 2.0% to $2,000,000, and 2.5% above. It's a one-time closing cost paid by the buyer. First-time buyers qualify for a rebate of up to $4,000 — which fully covers the LTT on homes up to about $368,000. Worked example: a $750,000 home costs $11,475 in LTT, or $7,475 after the $4,000 rebate for a first-time buyer. Toronto adds its own municipal land transfer tax (MLTT) on top, with its own rebate of up to $4,475. You also pay GST/HST on new builds (13% HST in Ontario, with an FTHB rebate on the provincial portion).

Who qualifies for the first-time homebuyer rebate?
You must be 18+, buying your first home anywhere in the world, and have never owned an interest in a home. One spouse can claim it if the other qualifies. The rebate is up to $4,000 and applies to both resale and new homes (excluding land only).
Is land transfer tax tax-deductible?
No, not for a principal residence. However, if you rent out the property or use it for business, you can add the LTT to the property's adjusted cost base, which reduces the capital gain (and any recapture) when you sell.
Does Toronto charge extra?
Yes — Toronto buyers pay municipal land transfer tax on top of the provincial one, doubling the cost in the first $2 million of price. Toronto's first-time buyer rebate covers up to $4,475. A $750,000 Toronto home therefore costs about $22,950 in combined LTT and MLTT.
